We understand that you, as the seller, are seeking to maximize your profit at the time of sale; we will not waste your time with unreasonably low offers. Of course, we are searching for deals with capitalization rates and pricing that fit well with our business model. But we still seek to engage in transactions that are mutually beneficial.

We will not ask you extend a loan to us unless you prefer to do so. We have strong relationships with banks and other real estate investors in Central Texas. If needed, we will rely upon these partnerships to obtain the needed capital instead of disturbing you with unreasonable requests.
